How did the neighborhood of Cervelle homes in The Meadows in League City do during Harvey? I’ve been told that a majority of that area got water in the homes; but, was told that by a league city resident who doesn’t actually live in that area. Anyone live in that area who can comment?

I don't live there but have a coworker that does. Several of the homes in the first phase (the section between 270 and Smith) flooded. He had 6" in his house. The other sections were fine.

That neighborhood is mapped as low risk (Zone X) for flooding. The 100-year and 500-year flood plains are west of the Meadows, generally along FM 270 running from south to north.

Thanks. I know it’s low flood risk but that didn’t matter in a storm like Harvey. Met an area realtor who lives nearby that neighborhood at a holiday party last night and she told me that a large number of homes in the Meadows got water. So that has deterred me from looking there. Even if a home didn’t get water, I don’t care to be in a neighborhood where a lot did.

Yes, many homes in low risk areas flooded during Harvey due to local factors that don't show up on the FEMA risk maps. If there is a history of flooding it is best to simply avoid the area as you mention.

If you choose to live in an area with a history of flooding you will need understand the drainage issues thoroughly, get flood insurance, and keep informed regarding any mitigation efforts that are undertaken (or not).

I currently live on that side of town and know the frequent flooders but there are neighborhoods that have never flooded before that got water in Harvey. Those I’m not so aware of, so when I find one that potentially interests me, I’m asking around to find out how they did. I was interested in the meadows but more of them flooded than I expected so I’ve now ruled it out even if the home didn’t flood. I don’t care to live in a neighborhood that had lots of flooded homes. I envision a neighborhood with a lot of rentals soon or flippers who will claim to have no knowledge of previous flooding.
