That should be "many". not most. Transfers out are less than 25% across the district (I saw an analysis of this a few days ago).

It may get harder to move to a different school, depending on what the Board does. They are leaning towards quotas for magnets that match the district demographics, with preferences for low socio-economic status students and minorities.

That subdivision is just west of 288 near Wildcat Golf Club and has a short (for Houston) commute to the Med Center or Downtown. New construction homes are advertised for under 200k ($95-120/sq ft). At that low price range construction quality may not be the best. You may want to check online reviews of Centex and/or find out if neighbors have had any issues.

Homeowner's Association fee of $255/year is very low. There may not be amenities such as pool or tennis courts. Property taxes are high at 3.44%. This includes 0.86% for MUD 404.

Most of the area is mapped as Zone X - Minimal Risk for flooding. According to HAR.com there was no flooding during Harvey.

Based on a quick internet search this appears to be a very affordable new-build subdivision located close to both Houston and Pearland.

folks will always manipulate HISD's zoning. We had tons of folks leave Fort Bend and get dropped off at HISD schools to catch a magnet bus.
