Hi
Looking for some help.
I'm looking for a house zoned to Silvercrest. One house I'm looking at is located in Manvel, not Pearland. Is that bad? What does this mean?

Is the home in Silvercreek?
If so, it's a nice neighborhood.
We lived in Pearland first, moved 2 miles away and now we are in Manvel. Both were nice so it's not bad. You are just in a different town.

Not bad. It generally means the area has not been annexed to the city. That means you have a MUD that provides some services. It also means you do not pay city taxes, only school taxes and MUD taxes. Much of Silverlake is in Manvel rather than in the city limits.

Why Silvercrest, if I might ask? Silverlake and Massey Ranch are also excellent schools. Silvercrest is a good school, but there are many schools that are good in Pearland ISD.

Oh, it also means you pay more for a membership to the Natatorium because you are not in the city of Pearland.

My understanding is that Silverlake as a whole is not in the city limits of Pearland nor of Manvel. It's unincorporated.

The only difference seems to be what "city name" the post office assigns to the house. It's superficial.

It is not exactly superficial, though it is not really a big deal.

It is partly in the city and partly in the ETJ of Manvel. The MUDs supply water, sewer service and recycling instead of the city. Those in the ETJ cannot vote in city elections, but they can vote in PISD elections if zoned to PISD.

I see. The name the post office assigns to the house is superficial, but being in an ETJ is not: you need the permission of the city which has the ETJ to incorporate into your own city if you want to do that.

The subdivision map here seems to reflect the ETJ but not the Pearland city limits. http://copgisweb.ci.pearland.tx.us/w...bdivisions.pdf Here's the city limit and ETJ map: http://gis.pearlandtx.gov/web/MapsGI...%20&%20ETJ.pdf - Using that, you'll see Silverlake is partially in Pearland's ETJ but apparently not the city limits. (I'm surprised it hasn't been annexed already!)

You may have missed it but Pearland city council voted recently to de-annex those parcels. Yes, it was sort of a fiasco.

They probably will want to, but it will be much more difficult now because at the start of 2018 new state laws went into effect that require the residents in said areas targetted for annexation to approve the annexation by vote. Prior to 2018, no vote was required, which is why Pearland was trying to rush the annexations. It was discovered the city muffed up one of the legal documents for one of the annexations and the fallout from that seemed to have convinced the city council to de-annex all the parcels. I suspect there is probably alot more to this story than is known publicly.

No, it's fine! I'm glad you brought that up. I had no idea that this was even a possibility.

I wonder if somebody at Pearland city hall's going to lose their job over that
