Flood insurance rates now depend not only on your property's location/flood risk, but also on its size/replacement cost.

We carry flood insurance on two houses, one about 4000 sq ft and one about 4500 sq ft, neither in any flood plain but with RiskFactor ratings of 4/10 and 3/10. Insurance on each home is around $1000/year.

not worthy for me ... there's only one way my house would flood and if that were to happen, it would affect all of my 8 neighbors and I'm sure all of us would be out there with a shovel making sure the water goes to the retention pond the way it's supposed to be.
And we all live on the high side of that retention pond.

I just renewed mine and it was $791, but I'm guessing I'm under the 18% annual increase cap since I've had coverage for 10+ years.
