Just bought some land last year in Magnolia. My land appraised value went from around 35k to 115k. Is the value increase realistic? I am going to hire someone to fight it.

How much did you pay for the land? If you paid close to the appraisal, then it's reasonable. What is other property in the area appraised for? Did a developer put in infrastructure, like streets, sewer, etc? How much could you sell the land for today?

So I did pay a little close to the range. I would think the appraised would not go up that much. No real new development in the area. The properties around the area had a major increase as well.

You paid close to the new appraisal range (115K) or the appraised range(35K) when you bought it?

The appraisal district gets access to that data if it was on MLS, or someone else provides the data. There's no limit on I creases on non-homestead property.

If you paid close to $115k, sounds like the county appraiser got it right and you should be paying taxes on about $115k.... not sure what you're complaining about.

Yes I have two parcels 7 miles south of Magnolia off Nichols Sawmill at Roberts Cemetary totaling 6.2 acres, with less than one acre NOT in the flood plain. My valuation went from $31K to $72K with the latest notice. I protested the valuation about 10 years ago and found the people in the office very reasonable and friendly and gave me a good reduction. Just go talk to them yourself, I'm definitely going again this year. The flood plain issue is my angle on it this time.
