Well, with flooding risk, move up/north is always a better option. You need at least 100 feet above Houston level: http://en-us.topographic-map.com/pla...County-797535/

Briargrove (near San Felipe and Potomac) is an excellent neighborhood and is zoned to Briargrove elem and Tanglewood middle. If you stay on the hunt you can find a home here in the 650-760 range but they go fast.

Briargrove park (close to 8) is an excellent family neighborhood but is zoned to a failing school. Everyone in BGP puts their kids in private.
