My family and I just moved here from NOLA. We have been renting in Friendswood. We've started looking at houses lately ($220k-$270K). We've been looking in Clear Lake and in Friendswood. I'm trying to see what homeowners insurance will be like. I've gotten quotes on 2 different properties from Gieco and Progressive. I was quoted $ 6,000 from Gieco and $8,900 from Progressive. This can't be right. I was expecting something around $1500. In the NOLA area we were paying $2,600. These properties didn't flood. There is no way on God's green earth I can afford $9,000 taxes and $8,000 insurance bill every year. Am I missing something?

Are you sure these rates aren't inclusive of the full HOI plus flood and wind and hail? I live nearby and pay around 10-11K per year, but I'm in a large home on the water and I increased the flood to essentially full replacement cost.

If what you stated are the going rates for just HOI post Harvey, then wow.

It included wind and hail. I’m going to contact on Agent. I talked to co-workers that bought in the same neighborhood and they are paying around $2,200. Something is off. These houses are in Clear Lake off Clear Lake Blvd.

If I have to pay $6000 a yr for insurance then I need to lower my price range if the houses I’m looking at.

Ah, okay, so that makes more sense. Of my total cost, over half of it is wind and hail alone. The Actual Homeowner's Insurance is maybe around $2,000. So, essentially, the wind and hail is double the HOI. I had never paid wind and hail before in any home I owned because I didn't need to, so it took a while to digest that number.

I pay about $2400/yr inclusive of windstorm in that general area. Plus an additional $500 for flood insurance. My carrier no longer writes new polices in Galveston county. Please also check the flood hazard zone classification and the history of flooding for your property and nearby properties.

Along Clear Lake City Boulevard there was significant Harvey flooding and damage to houses in Bay Oaks, Northfork, and Bay Knoll. Businesses also. Pinebrook and Brookwood neighborhoods were relatively unaffected. Make sure your home lot is significantly elevated above the streets and storm drains.

I lived in that area for 20 years (1997-2016) and paid $2000-3000 annual HI on a $400k Pinebrook house. The home was not in a Special Flood Hazard Zone so flood insurance cost was the minimal available rate of about $450/year.

And I thought Texas property taxes were unsustainable. They may not have state income taxes, but they make up for it in property taxes.

My best friend sold his big University Park home in Dallas when his property taxes hit $50K. Life there just wasn't worth it for him.

I ended up buying in Bay Glen, I think. LOL I forget the Bays. I am an Engineer that deals with the flooding. You know about the new flood projects where they are digging out the old golf courses and making them retention ponds? They are almost finished.
