Hi!

We (husband, myself, a 3 and a 1 year old) recently moved to Houston. We are looking to buy a house and has narrow down to two finalists homes. One is in memorial thicket neighborhood in energy corridor and one in Nottingham country in Katy (fry rd). All pros and cons are even out between the two. It is all coming down to the commute.

Husbands office is 290 and beltway 8. My office is westheimer and beltway 8. The kids daycare (which I would do pick up and drop off) is on I-10 and beltway 8 (city centre).

Is memorial thicket a safe neighborhood for family with young kid?

Is Nottingham country worth the commute?

Remember we have considered the schools, the cost, etc. As you know it would be more house in a quieter neighborhood in Katy but is it worth the drive? With COVID we couldn’t test drive to decide so we have to go by what google maps say it will take

Please help. Thank you so much in advance!

I think I would go with Memorial Thicket as long as there were no flooding issues.

Memorial Thicket is right by a major office park so that will affect traffic during morning and afternoon commute, which is to say there's probably a lot of traffic in the surrounding roads during peak hours. Looking at google maps, I like the amenities around Memorial Thicket, especially the connections to the major hike and bike trails. It's definitely more "urban" with large office towers and lots of luxury apartments nearby. However, Nottingham Country also has good trail connections and lots of apartments nearby too.

My info is 10 years old but HISD is the school route for some memorial thicket homes near the back end near the bayou. The rest is KISD

I know Fleetwood community, on the south side of Memorial flooded during Harney but only when the dam at the head of BUffalo Bayou was opened. Even though Memorial Thicket is on the same South side of Memorial, I do not think it flooded but OP should be aware of that fact in my view.

You can count on an additional 30 minutes in rush hour (pre-pandemic) to cross into Katy -Nottingham Country. If you found a home you like and can afford in Memorial Thicket, it will make a difference to have that extra 30 minutes each way, during the week.
