It's probably many years off, I'd guess 5+.

Yes, it will take awhile. If you think about the market area for businesses that would locate there, the western half is still mostly unpopulated. That generally doesn't work well unless you create a super-compelling destination. And that will be hard to do given the challenges in the retail and office markets.

Yes your tax rate is higher, however as previously stated you get much more house in the burbs.

When we were looking we considered re sale that was outdated and needed remodel with a lower tax rate. Ultimately we built new for the potential equity capture and not having to deal with re model.

There is 900 acres off 99 and Bridgeland Creek Parkway about to be developed which will be built out similar to city center / woodlands market street.

Imo anything between i10 and 290 on 99 is under valued right now. Huge wave of development on the way.

How are the high schools in bridgeland compared to seven lakes high school in Katy ?

Bridgeland and Seven Lakes are fairly similar. BHS is newer and Seven Lakes was built in the late 2000s.

Plus that side will be Waller ISD and as of now Waller is trying to make the part in the city limits more appealing to keep the residents who live closer to cypress from leaving. Waller is building a new high school - right by the old one as the old high school is only 22 years old

Eventually they’ll cater to Bridgelands but now they want to establish an identity
