Probably some corner stores/gas stations and restaurants, but other than that, maybe some apartments or even a warehouse

I was thinking of a Walmart Neighborhood Market, HEB or ALDI, but grocery stores (let alone outlets/outlines) by streets that aren't freeways/tollways, (US or SH) highways, nor farm roads are a thing of the past nowadays (unless it's Dollar stores like Family Dollar and Dollar General)

What if a major prestigious University would build a massive data and research center there ? Wouldn't that be cool ?

Doubt it. All of those End up going near the Texas medical Center. Maybe the land adjacent to NRG Park though
