Looking through some places on Zillow, I noticed some townhomes have an effective property tax rate of less than 1%. For example:

This property tax paid is verified through https://www.hctax.net/

It looks like there's a homestead exemption for nearly 400k. What gives? I thought it was capped in Harris County at 20k or so? Is there something additional to this exemption?

Trying to plan out purchasing a home in the near future and an $800k townhome with $6k of property taxes changes the affordability calculation.

You missed the taxes for Spring Branch ISD(they aren't shown on the hctax.net site, but on SBISD's site), which are another $5,492.74, for a total of $10,859.10, which is 1.3% of the total appraised value. The owner, who apparently died in 2020, was 85 years old, so had an over 65 homestead exemption since 2020. Over 65 exemptions increase the exemption, sometimes significantly.

SBISD exemption is the standard $25,000 plus 20 percent plus $31,400 for over 65. Harris County is 20 percent plus $229,000 for over 65.

My Mom pays $600 on a property valued at $206k, due to the over 65 exemption that cancels all of the county tax.
