I hear you... I am looking for some of those things in a new house, too. Especially the guest bedroom and extra living area for a kid-free zone. It's tough, but certainly not impossible, to find those things in a mid-century ranch home in one of these older neighborhoods. They often have a den and living room. It might be tough to find one with enough bedrooms for you, though.

I have to say, as much as I want to stay close in to Houston, and as much as I appreciate the architecture of older homes, in Houston there is such an immense difference between cost in those neighborhoods and the nearby suburbs (like Pearland, Sugarland) that it is pretty tough to justify the extra money spent on the smaller, older house in the close-in neighborhood. You can get a really lovely home, with all the space you need, by driving 15 minutes further. JMO.
