Recently, I visited SummerWoods community in Houston which is near Beltway 8. I loved it very much but I would like to hear opinion of the SummerWoods residents.

One of my Co-workers swears by it because his drive to downtown is reasonable...but he said outside that area is kind of rough

the areas near Beltway 8 have higher crime rates and what he said is that the areas from 610 to 8 on the NE side are some of the worst in the city. But he said Summerwood is going to have its own elementary school

Summerwood does have it's own elementary. The new HS will open in 2009 as well. Summerwood is beautiful and a great commute. Fall Creek is also a great commute (about 10 minutes better than Summerwood). The area is very up and coming with a lot going on. We looked at homes in Summerwood and Fall Creek (among other areas) and love the area. We ended up moving to Fall Creek. ~K~

We are looking for a house under or equal to $200 K do you think we can get in either summer woods or fall creek area.

The NE section of the city proper is typically the poorest with the longest history of blight, poverty and crime. However, Summerwood is a pretty good distance from the core of it and is pretty isolated. The NE section of the city is generally the smallest quadrant of the city, so while there's a good amount of poverty there, it's small relative to the rest of the city.

To the immediate north of Summerwood are Atascocita, Lake Houston and Kingwood, all of which are solid, middle to upper middle class areas. To the immediate west are Fall Creek and Eagle Creek, two similar up-and-coming areas along the Beltway. Even to the south are middle class areas with new home construction. Not as nice as Summerwood but nothing that would suggest "the dumps" either. The problems typically begin once you hit Mesa Road and points west of that.

In other words, I wouldn't at all worry about crime or indolence. It's probably at least a good 4-5 miles away. Seriously.

I live in Summerwood and love it! We have three children under the age of seven. My children have made lots of friends on our street, the teachers at the school are so committed and loving with the children, and there are lots of playgrounds, pools, and lakeside parks to enjoy. It is clean and people take good care of their yards. It is common to see people walking and biking on the trails, feeding the ducks, playing tennis. It feels like we are on vacation sometimes. Such a lovely place to live.
There are some very nice homes listed from $199,900 and under right now. Most over 2500 square feet and some on greenbelts.
