My fiance and I are considering purchasing a home in Spring Lakes.

The neighborhood is gated and between I-45 and the Hardy Toll Road. Does anyone know if this is a safe area?

Also, there is a railroad switching station very close by. Does anyone know how loud it gets by these homes and how often you can hear the trains?

I doubt spring lakes is a community that you can build your own plan. Most MPC's these days do not allow a bring your own builder, though there are exceptions, they are few and far between, and are quite expensive (al la Benders Landing, and Carlton Woods, The Woodlands).

As far as the train, can't tell you specifically in the area, but I live a bit further north, about 1/8th of a mile from a train crossing, and the train horn that sounds for 5 seconds at 2am and again at 3:30, and 5 am get's old quickly. I'd like to see a quiet zone go in, the sound of the actual train isn't bad, it's the damn horn. Keep in mind that if there are woods between where you would build and the tracks, they will likely be clearcut when and if the property is sold and developed.
