I had a home inspection done last month. I went with someone highly recommended (a member of H.A.R.E.I.) and had a bad experience. He came early, before our appointment time. So we weren't there for the inspection. We thought that would be made up by an awesome report but it wasn't. Not only did the report have no pictures, it was incredibly vague. Not worth the $400.

He also didn't notice that one of the doors had a broken latch and neglected to report on whether or not the microwave worked. (He went back and changed the report when we had to email to ask about the status of the microwave).

I should've had a clue when I asked him for a sample report and he said it was a 'trade secret'. Oh well. That house turned up significant plumbing problems and we didn't buy it.

During our search we did happen to see an inspection report by Fox Inspections (a house we didn't buy had one for all perspective buyers to see) and it seemed pretty thorough.

my inspector was nice, professional, but he missed a lot of framing issues and I wasn't happy with that. He pointed out obvious things that really had nothing to do with the point of being a frame inspection.
Fortunately the inspector contracted by the builder caught a lot of issues.
