Woodlands resale isn't anywhere near 97% of asking price anymore.
One year and his post is really dated.

So, 'Easily Amused,' what would you say might be a more accurate figure?

95%? 90%?

I ask because friends wanting to buy there (relocating at our recommendation, even tho we did not) have been given only listings at or below their 'what-we-want-to-pay' price of $275,000 - the realtor told them 'You won't get much off those prices here, in fact most go for the asking.' Of course although they are young at 28 and 26, they are not that green...so, just wondered!

There are agent websites for the area that will chart asking price vs. selling price. It also has a lot to do with the price range. Some of the asking prices are insane in this economy on some of them. Upwards to 200k more than they were bought for 3 years ago. You will notice, that they come down every week and then sell at about 80-85% list price. Which usually equals what they bought them for. Time on the market is key in negotiating price.
However, things always sell well in that 300k range. It's the most popular in the burb areas. That's also the "downsizing" price range. Downsizing is PC for we can't afford the McMansion anymore

Remember, realtors work for commission, and they aren't selling much these days.
