Can anyone recommend good realtors, leasing operations or private owners in the neighborhoods mentioned above? My price range for a studio or 1BR is $500 - $650. Thank you.

Not sure about the medical center, but in the Heights you are looking at garage apts in that price range. Most are only advertised with a sign in the yard and possibly the greensheet or craigslist. Sometimes the Chronicle.

Craigslist is not the best place to look imo. It's 99% agents and B.S. $500 is low from what I've seen on there. Try at least $600.

It's frustrating as well trying to get somewhere from afar.
