I am in a real dilemma. I am supposed to close to my home next month. In the mean time I have noticed that the builder have listed another home with same Floor plan for lesser price in terms of upgrades.

They did not reduce the base price but added whole lot of upgrades and to it and giving it for an attractive price.

Should I ask them to reduce the price on my home now and if they are not reducing it, should I back out ?

I know they will be pissed with me if I do that. Will they sell me again when I go back to them? But they may not give me good discount or something right ?

Quadruple check and compare your house and the house that is lower. It could be something unrelated to the house itself, such as perhaps the new house is on a more premium lot or something accounting for the price difference.

Also, are there a lot of custom changes that you've made or did you by inventory. If they built you this house from the ground up with changes, it would be hard to compare.

This is Inventory and the other new one is also Inventory. Infact the new one has additional Bedroom and Bath and additional upgrades.

Who is the builder? If you don't feel like you are getting a fair deal, I would definitely back out and just end up buying the other house for cheaper.

Its Taylor Morrison. It did look like a good deal. But now with the new one, with the way things are going in the housing market/economy, looks like they are giving away more freebies.

I would talk to the builder's salesperson, and explain that it appears newer sales are being made with more and/or better options than your prior sale. And see what they say.

The answer should be "we will make the same offer to you as to a new buyer", or something very similar. If they don't, explain that you are going to cancel your purchase. They should make you good.

If they truly won't update your pending purchase to the same as a new sale, I would walk away. In today's market, there is no reason for a builder to be this way. And I suspect Taylor Morrison will treat you right.

See if they will let you transfer to the new property. How much Earnest money is involved? Will you save more if you lose that deposit and purchase the new property?

Tell them to match the price or sell you the other house if you think that is a better deal. All they want to do is move inventory and they won't want to risk you backing out.
