Land is very valuable near the core of everything. Land out in the burbs is fairly cheap.
800 would be for the zero lot townhouse fer sure.

My list of best MPCs would be:
1. The Woodlands
2. Fairfield
3. Bridgeland
4. Kingwood
5. Sienna Plantation
6. Cinco Ranch
7. Friendswood
8. Coles Crossing
9. Greatwood
10. Copperfield

Amenities don't make a master plan. A master plan means a master plan. Before construction begins, residential is planned, retail space is planned, streets are planned, landscaping, everything.

As best I can tell, the only two of these that exist are The Woodlands and First Colony. Is Cinco Ranch like that?

There are a lot more Houston area communities than that with a master plan. Here is HAR's list.

Yes, Cinco Ranch is totally like that. Everything planned down to the blades of grass. A certain percentage land reserved for churches, office, retail, upscale houses, moderate houses, etc.

Any Friendswood development would be considered "master planned." And there would be a lot of them.

Heck, even the new "Vintage" area by Kickirillo is master planned.

But... if there are a lot of them, they cannot cover much area... If they are a MPC they should include within their boundaries major thoroughfares, major roadways/medians, traffic signals, etc. Just putting up a concrete/brick fence between you and the other neigborhoods doesn't make yours a MPC. That's just a subdivision (my contention).

I'd say you need at least 2,000 acres or so. First Colony is 10,000 acres. Not sure about The Woodlands. Bigger I imagine.

yup Telfair is being built by the same company that built Cinco ranch. We also have the restrictions. down to the type of grass that is allowed in the area, that was new to me...but I do like the feel of Bermuda.

Kingwood is 15,000 acres. How does it not make your list?
