Hello all,

I'm looking to relocate to the Clear Lake area in the next couple months. Specifically I'm looking at homes on the North side of Clear Lake (77586 zip code)...Seabrook, Taylor Lakes Village, El Lago. I've also looked in the Brook Forrest area but more prefer to be closer to the lake.

Everything else aside, does anyone have any insight into some actual insurance costs for a home in this area? I'm looking at both old homes (1960s) through newer homes. Looking at home value $300-400k. I've called an insurance agent but was the best she could say was "about $3000 a year" and couldn't say much more than that.

I have tried researching this on the net, looked at the TSARP and FEMA data. Some of the homes are in the 500 year plain, others in 100 year plain.

Any help would be appreciated.

In most of those areas, you will need flood insurance and windstorm insurance in addition to homeowner's. Check here for some idea of rates for your area: Agent, Consumer, Industry News and Assistance from the Texas Department of Insurance

Thanks for the reply.

I actually tried that site before contacting the agent previously. Frankly, when I went to that site before, the premiums quoted are all over the place and several of the companies listed don't even offer coverage in 77586.

FWIW, I just went there again. The results give premiums ranging 2300 to 8900. I'm looking for some real world figures people are paying.

Those are pretty close to real world figures and alot of insurance companies do not offer coverage in that area or have severe limits on what type of structure and location they will cover. This is one of the problems in living within a hurricane area on the Gulf Coast. Prices drop as you go further north.

The northwest side of Clear Lake, say along Clear Lake City Blvd in the smaller homes ($225k) would be insured for about $1800-1900 annually with the standard 1% deductibles. (There is no 100 yr flood plain to worry about here, either.)

So what you've been quoted sounds about right. Most companies have stopped insuring in the area, and along the entire US Gulf Coast for that matter.

did you get your homes owners insurance questions answered. I work in the mortgage business and see alot of different things regarding home owners insurance.

Those prices sound about right. I live in on Taylor Lake in Seabrook. You will also need flood Ins....Ours went from $300 to $1300 after Ike.
