May relocate with a family of four--need safe schools and reasonable rents. Will work near Westheimer and Voss and don't like long commutes. Don't mind older homes--just safe schools please!

Safe schools are easy north of Westheimer over there, reasonable rent, eh, not so much.

Briargrove isn't reasonable.Entry level houses (and tear downs at that) are 500k. Rents for those are over 4000 a month. Even the old apartments on Fountain View have gotten facelifts and aren't all that cheap anymore. Townhouses start at around 1,200 +/- for a two bedroom. You would want to be zoned to Briargrove Elem, if you are in the Galleria area.

You could go north of 10 on Voss and be zoned to Valley Oaks,SB middle and Memorial High in Spring Branch.

Be careful on that side. The reasonable ones are often zoned to Landrum Middle. Not so nice.

Royal Oaks is pretty close to Westheimer and Voss. It looks like a pretty nice community. It's between the beltway and hwy 6 on Westheimer. I think the drive would take you 10 to 15 minutes maybe 20 during rush hour.

I think you are thinking Westheimer and gessner plus Royal Oaks
is zoned to Alief

And when it comes to reasonable, Royal Oaks starts at what? $600's? or something like that?

The Voss & Westheimer intersection is a good example of Houston's good next to bad, you go north of that intersection and it's Briargrove and real nice, good schools et al, southeast of the intersection is Lee High school which is horrible, the flea market, ratty apartments, etc.

You definitely want to do your homework when locating close to there, especially if the schools are a requirement. I would not, however, consider anything in the immediate area with good schools to be reasonable, it will be nothing short of exclusive.

I don't think you going to be able to rent a HOUSE anywhere in a "good school zone" in Houston (reasonable commute to the Galleria) for a reasonable rent. That combination of housing is exclussive, and generally the homes start the purchase price of 1/2 million, with rents starting at 3500. Everyone wants to be in that situation, and so many can afford it. Yet those areas are limited, with the demand exceeding the supply. You could swing something reasonable if you were willing to go outside the Beltway to the northeast and northwest. Or go down to Sugarland. North of I-10 you can find reasonable, but excellent schools and a safe neighborhood..well that's questionable.

You might be able to swing a townhouse though. But what is a reasonable rent to you.
