why does it matter anymore where teens live? They're ALWAYS bored, and now days they are so wrapped up in their facebooktwittertextingtsextingslambooking I don't think it matters where they live.

Granted, the neighborhood kids in my subdivion aren't building car bombs, burning play grounds, cutting pine trees to fall in the road at midnight, and slashing tires while practicing with pipe bombs in the woods like the ones in my old,The Woodlands neighborhood....to each his own I guess.

Good post. We're looking into an older MPC for the same reasons you list although we fall to the other spectrum as far as what our ideal house situation would be - inner loop, larger house on a nice-sized lot, zoned to good schools = $$$$$$ - so off to an older MPC we go!

You're right about the kids in/around TW. Who knew that most of the vandalism & car/house break-ins and even attempted holdups in THE Mall parking lots are being perpetrated by bored teenagers!

I could care less where the kids grew up... that wasn't the point. It's just that now since school is out there will be more and more of these pesky kids around... because well its SugarLand and every household have 2 kids and there are thousands of houses.

...and as predicatably as the Sun rises, EE's here to put down Sugar Land. Though I've yet to see a horse around here... odd.

Nice to see the ranking, though as every other city on the list was either from Californinia or DC... Not exactly the target I'd be aiming for there.(I'm not quite sure how $50K average income and $300K houses makes for a good place to live.)

Hi, can you tell me how far is the commute from fresno texas to sugarland. I will possible be employed at an elementary school zip code 77489 in frenso but I really do not want to live there considered the negative things I have read and heard. thanks

At least 30 minutes depending where you live in Fresno and Sugar Land. You might want to look into Sienna Plantation though.

SL was rated #2 best place to live in USA two years ago. I don't think its affordable. Its home prices are way up compare to Houston.

Where does Katy stand?

^^^^^ Huh? Sugar Land home prices are way up compared to Houston??? Uh. No. You get almost 3X's as much square foot per dollar in Sugar Land than the better Houston neighborhoods. It has always been this way.

Yep, totally affordable. In Sugar Land, you can get a nice 2500 square foot house (not a fixer) for less than $250K, zoned to excellent public schools elementary through high school. It is very, very difficult to do that in the better Houston neighborhoods.

Houston is huge and prices are all over the place depending on the neighborhood, so it's kind of hard to compare city-to-city.
Maybe he meant compared to most other suburbs. I think it's generally more per square foot for the same kinds of homes in Sugar Land compared to Cypress, Spring, Pearland, probably even Katy. We had a hard time finding a place in Sugar Land (though our family is a little larger than average) and the sellers are not always the most easy to deal with because they know the area is desirable.
