I am looking for a place where I can have these things:

- Pride in ownership. I'd like to see a clean neighborhood/area.
- No HOA. I don't want to have rules on what I can and can not have on my property
- Allows solar/wind
- Property... 3+ acres
- Remote, but not the "middle of nowhere"
- New-ish... 15 years old or newer houses/area

I'd like to be within 1-1.5 hours of Houston at the most.
Up until now I have been limiting myself to Katy and Sugarland. But I have realized I need more land than what is currently available.

I have been trying to find this but I know you locals have a REAL good idea of what is around here. Thanks!

I used to think the same thing too, but I believe the trend is going to be back towards the city. Neighborhoods like Sharpstown, parts of Fondren SW and surrounding Meyerland areas will come back before these far out suburbs really grow. Now, if Sugar Land continues to boom, all bets are off.

Sugarland isn't that far out. It is far out, but not when you are comparing it to places like Fulshear.

I think the OP is dreaming. I don't think you will get all those items on your list. Areas without any restrictions tend to be pretty obvious, and pride of ownership tends not to be what comes to mind when you see them. Areas with acreage may not be restricted, but you could have anything pop up next door. A gas station, a strip center, you just don't know.
