How's the area? What are the chances of break-ins, etc.?

It really depends on what part you live in. I have family that live in the Milan Apartments on Bellfort between Synott and Dairy Ashford. This part of 77099 is fine. Also, the Fort Bend county side of 77099 feeds into FBISD schools, which are much more preferable to Alief. The apartments along Bissonnet and Beechnut are rough. As for single family home areas, I would estimate there are about as many break-ins as they are in trendier areas such as the Heights or Midtown, which means definitely higher than average. A security system should deter this quite a bit. I would definitely do your homework as Alief is a neighborhood that changes from block to block at times. I would be concerned more about resale than anything as Alief is kind of out of the way of everything. With that said, if you are street wise, you can get one heck of a deal on a nice house in the area.

Not a good area. try 77072 or 77082
I suggest rent a house/townhouse than apartments in these more 'diverse' areas.

Chances are pretty good for a break in - try the Copperfield or lower Katy area for the same price range

If you're not as worried about the school district, that area is "okay", although you'll still want to be mindful of potential break-ins. You're in a big city and even the safest areas are not 100% crime-free, the same as any other large city.

The areas of greater concern (gang activities and all that come with it) are more to the east along the Beltway about a mile in either direction, and then north from Bissonnet to just above Beechnut.

That said, home values in Alief and including lower Alief don't appreciate as much as many other areas of the city, and there's a primary reason for it: not many people are big fans of Alief ISD.

So, again, if the school district isn't that much of a concern, then I'd say at least check into it and ask around. You won't be living in the middle of Dodge City but you won't be living in the Hamptons either.

Happy house hunting.

Oh, and make sure that the home isn't located in a flood-prone area. Those are scattered about that section of the city and not necessarily in a uniform manner.

That address looked familiar. That section of street is lined with houses. But that house is the most memorable of them whether walking home from the pool or the school because of that canary yellow color. That house marked the first block walking from Cummings (or from the pool after eating barbecue on one Fourth of July).

Growing up not far from that house in that part of Keegans' Glen, that was the best location in Alief because of the access to the Sam Houston Tollway/Beltway 8 and U.S. 59. The rest of Alief is not that far from Galleria, Downtown, or Sugar Land. If I lived in that yellow house, it would've been much easier to walk to elementary school or the pool!

Not only does it already have burglar bars, that fact listed in the part of MLS that highlights the features of the house. That speaks volumes to me.

I recommond Westbury close to the loop on the south west side you can get a nice house for about $200k. If you want to get a house that is zoned Bellaire it is gonna cost $250K to $275K. Overall Westbury is pretty safe & close to just about everything. Alief for the last few yrs has a had a decent ammount of crime & the schools are ok at best
