3.6%? For Silver Ranch? That seems a little hard for me to believe. I suppose it's possible. I live in a section of Cinco VERY close to Silver Ranch and mine are under 3.2%.

Where in NOVA are you coming from?
I'm originally from the Houston area, but lived in NOVA for a VERY long time...just moved back down here with my hubby 5 years ago.
We were in Fairfax County--Chantilly to be exact!

Figure on under 1% of mortgage amount for taxes, priciple, interest and insurance. A home for $400K would run about $3500 - without figuring in downpayment, etc. When you go to har.com, put in area 36. There are only about a dozen on the market that match what you want right now, but you only need one! Do NOT use the listing agent, they represent the seller. The listing agent's job is to get the highest price for their seller (naturally) - and your agent's job is to get the lowest price for you. The same agent can't do both. The buyer's agent is paid by the seller and it is already built into the listing contract, so don't think you are saving money by going it alone.

We purchased a house in the Highland Park section of Cinco Ranch back in the spring. It is 3400 Sq/ft on a 13500 s/ft lot with a pool and palm trees and paid $330,000. We love our new house

Watch out for the ever increasing Homeowners Association dues and whatever you do, as a word of caution don't leave so much as a single blade of grass in your sidewalk expansion joint or you will hear their wrath.

The community is ULTRA strict; they drive around every neighborhood on a weekly basis seeking out things to send letters for!

We moved to Cinco Ranch SW in 2002 and the annual homeowners dues have gone from $700 to $903 this year...

If we would have known then what we know NOW we would not have moved to Cinco Ranch. Many people in our neighborhood have moved out over the last couple of years. As soon as the economy turns around, we will too!

You would be better served to check out Greatwood, or Sienna Plantation.

That seems completely normal. It's a huge community with a lot of common area to care for, and amenities. $200 in seven years? I've seen worse.

Yeah, it isn't really much of an increase each year. And frankly I prefer the Nazi-ish HOA to the alternative...letting things go and having eyesores that bring down values. Yes, you'd better keep your grass cut and your cars off the street. Other than that it's not that big a deal.

I agree about good rules. That seems to be what it takes to keep neighbors from letting the yard go. We live in Cinco Ranch also. Found a big one story. There are not many one story homes. I was so happy to find one.
