I've been searching around HAR.com and find a wide range of "maintenance fees" on houses, ranging from $350-$850/yr, sometimes in the same neighborhood. Are these the annual HOA dues? Do the dues vary by neighborhood within First Colony?

I guess my real question is--are the current First Colony HOA dues listed on a website somewhere?

I'm not sure. but you might dig around at the First Colony Community Services website and see if they have it listed. If not, I guess you'll just have to use HAR and look at individual houses in different neighborhoods.

I had a Perry townhome inside the Loop, and monthy HOA dues were about $80.

Is there a gated sections? I don't live in First Colony but where I live we pay $550 and the adjacent gated neighborhood pays $800/yr so that may explain the difference.

That may make a difference, but it's not the only one. Sugar Land is not big on gated communities and I can only think of one off the top of my head that's in FC, and that's just a handful of houses.

I do know that FC has a base rate and then different neighborhoods have add-ons based on (I assume) amenities and size, plus each neighborhood can voluntarily add on to pay for other-than-standard amenities.

There are some neighborhoods that are within First Colony's boundaries but not a part of their HOA (Williams Grant & Colony Grant are two that come to mind) and have different HOA dues.

wow - that is a great rate for inside the loop. I have friends with townhomes out in the boonies and their rates are $200+ on an older communities.
