Are we talking about the same neighborhood?! The one off Westheimer Parkway behind the Walmart correct? The ONLY thing this neighborhood has going for it is the great schools it's zoned to. There is nothing custom or luxury about these cookie cutter homes. Unless by custom you mean the owners get to pick the paint color and luxury is granite countertops.

I have noticed a lot of homes for sale in that area and in Parkway Oaks (right next to KCR) recently. Wondering what may be going on and why so many people are selling.

I think people are cashing out with the home values in this area. KCR is actually a nice quiet neighborhood with value written all over it, considering the zip code, proximity of schools and convenience.

The huge percentage of the value has already been captured in this neighborhood. You used to be able to get their one story model home plan the "Sullivan" in the 150's. It is now in the mid 200's.

2 things that I am seeing for quite some time now.
1) Katy Creek Ranch is arguably one of the best neighborhoods due to the best schools assignment in Katy ISD - From elementary to JH to HS. Lots of people buy here for schools and when the school years are over, the families can move. You will notice a high on sale count right after the school year ends.
2) There is a new billboard for KCR on Westheimer, highlighting some of the remaining brand new homes for sale. All these new homes are in the newest part of KCR, sorta behind the Shell gas station.

Though I agree the right side coming into the neighborhood is the ugliest, just wanted to point out. Ugly homes don't always translate to lower value. It's location location and KCR is a good location.

Bad location and nice homes, look at the neighborhood Willow Creek Farms. Nice homes but prices are down and the neighborhood is full of "white trash"
