I was considering an equestrian community. Even as low as $65.00 a square foot however, there were so many rules and restrictions including the size of your home. I would have been paying two times what I wanted to spend. Im sorry .....I do not have an answer for you unless you have a clause to call in a different builder. I am looking for a home with at least 4 acres as I have 5 horses to put on the property. If some one knows anyone that is selling a home with no restrictions let me know. Thankyou . Looking in NorthEast Texas.

I had a client tell me that they no longer needed a realtor because they were buying a builder home. When this happened I picked up the phone and called the builder to ask what their incentives are and what bonuses they are paying to real estate agents. Oftentimes, the builders are holding back money to pay agent bonuses plus commission and if you don't have an agent then they keep the profits or pay out to their salesperson. If you don't have an agent, they will "give you their best deal", but is it really their best deal? I've found that when I called the builder, they were in fact giving a realtor bonus on top of their current buyer incentives, which I could have then turned around and rebated to the buyer to get them an even better deal. It's worth it to at least ask an agent to put in a call for you. I worked for a builder in the past, so I know that they have marketing dollars built into every house and that is what they pay realtors out of. This money is usually kept separate of buyer incentives. Bonuses are usually only paid on existing inventory homes that are currently under construction or completed.
