While true, the next 30-40% are seasoned veterans and don't seem to know much.

That leaves the top 20% who do 80% of all realtor assisted business.

I'm not a realtor but looked at your house and agree, the exterior really looks drab. You need to do something with the grass and colorful flowers since Spring is coming. I was shcoked at the asking price for a 1600 sq ft home. But I live in the burbs and accustomed to getting a larger, newer home for yur asking price. The buyer with the feedback about the listing price being high could be someone like me. Good luck!

You can't just go by the median price when you are looking at an older subdivision - the condition varies wildly. It is not unusual for the price per square foot to vary as more than $100 per square foot in those neighborhoods. The OP's house is in the top tier, according to pictures. It was probably NOT the propective buyer that thought it was too high, more like the inexperienced agent putting in their 2 cents without knowing anything. I recently allowed an agent to hold an open house in a listing I have in Oak Forest (top tier), and later found out she told people coming in that she couldn't understand why I had priced it so high (it's not). I had a few of those people call me later. They didn't want to deal with her because they realized she was clueless. Yes, you can certainly get more for your money in the suburbs, but the commute is longer. It is always a trade-off, which is why it is hysterical to read the questions coming in from new people moving here - wanting to have a large house, inner loop, with good schools, for $1.98.

back to the original question. When it comes to providing feedback on CSS, it only takes a minute. It is practically spoon fed to the agent where they get an e-mail asking for it. "I'm too tired" "I'm too busy" are all just excuses. It is part of the job, or at least it should be. You don't have to write a book. Failing to provide anything is just being lazy, sorry. It isn't that hard.

All agents struggle to get feedback for their sellers and it is important. You would think everyone would be more cooperative. The only time I don't is if the agent didn't upload a picture of the house. Then how do you remember which one it was? If they can't take the time to do that then no, I don't feel obligated at that point.
