What do people think about investing in areas like the Heights Sub: PINE RIDGE or the third ward Sub: Washington Terrace? Thanks.

Either area would be an excellent investment. Areas close in to town have become extremely popular.

Those are good areas to invest in if you are looking for an investment property.

Only problem is that I don't think rents have caught up to the current value of the home. But you'll have an appreciating asset.

That's pretty obvious. The trick/strategy is to pick the correct neighborhoods and areas.

For instance, if the original poster was asking about Pine Ridge, they should also look into areas closer to 45. Lower current value, but closer to the planned MetroRail. Especially up and around Fulton towards Lindale Park and even south(to the east of 45.) Those are all areas that are prime for further re-gentrification but are currently very affordable for investments.

imo heights wouldnt be considered an investment property, the area is fully gentrified and quite pricy

I live off of Polk, East of downtown (on the edge of Third Ward) and that area has town homes going up like nobody's business. Once Dynamo Stadium is built, I imagine it'll only become busier
