I just want to put this out there.

I'll resod your 0.2 acre yard for only $9500.

In fact, for $10k, I think you could get hardwood instead. Not including installation.

What have they told you about the June 15th date, what is that about? I would wait to see what happens then.

Rye is what the builders are using who are too cheap to fully sod the back....they'll sod about a 1/3 then seed the rest with rye, eventually the bermuda will spread and choke it out. Of course, until then it looks like weedy broadleaf.

Just to wait until the 15th. I'm not the one discussing any sorts of lawsuits. I don't know exactly what is happening at that time though, they didn't divulge those details. I'm content on waiting until the 15th. I did let them know that until then I'm probably not in HOA compliance, though.

In all seriousness, I'd just get astroturf. I'm sure its frowned upon by the HOA establishment, though.

Also in all seriousness, I have seen some forums for prices of bermuda installation ranging from 30 cents a sqft to 2 dollars a square foot depending on region and what has to be done. 2 dollars a square foot would be close to 8K. I don't think those are North Alabama prices, though.

Seems to me that the best course of action for Breland would be to hire a company to start treating the yards until they are up to HOA standards. I think this could probably be done with a good fertilizer mix and bi-weekly or monthly treatments. I don't really see a reason that they would have to start over from scratch. The sod's there. It just needs to be treated. This would take care of the weeds at the same time. Probably a lot cheaper for the company too.

The sod is dead. Can't treat a dead sod. Waynes canceled my contract because it was dead. For lawns with grass and weeds, sure, thats probably a good idea.

$2/sq ft on a .2 acres of sod would be closer to $16K.(8,712 sq ft) I can guarantee you there is no contractor in this area removing, prepping and installing sod for $.30/sq ft. Probably closer to $.65-$.75 per sq ft for labor alone. It also depends on the coplexity of the yard in question.

His lot may be .2 acres, but he's not going to be sodding that since there is a house on it, probably about 1/3. Sod and labor is pretty cheap.

I have a 1700 square foot house, 400 square foot garage, and roughly 1800 square feet of driveway.

Waynes quoted me on 4000 square feet of sod. I think I have a little more than that. Their landscaper even quoted me 2000-2500 including sod to do the entire yard. That comes to about 60 cents including sod. Thats only removing the old and putting down the new. No landscaping or soil prep.

$2000.00-$2500.00 sounds about right. There is no way it would cost $16,000.00 to sod a yard that size. And that's all you need to have done is removing the old (dead) sod and putting new sod down. The soil has already been leveled so you don't need to do soil prep as long as you keep it fertilized and watered. And your landscaping is already in place from before you closed on the home, right?
