I used Mr Rooter to replace mine. Great service. He did it blind then checked the meter for movement. $150 and I never had a problem.

As I mentioned previously, the property management company had Mr. Rooter look at it and they quoted $275 just to replace the bib. And they said they would have to go thru the sheetrock from inside. I elected not to go this route because by the time I paid someone to patch the sheetrock and paint, it would probably be at least $375.....maybe more. It would also cause much inconvenience for me and the tenant having to schedule everything for when someone would be home. If I go with the removing brick option, it can all be done from outside and on the same day. I would only have to notify the tenant that the water may be turned off for a short period on the day of the repairs.

Looks like my tenant lost the election so I guess he will be moving on soon. I talked to several other homeowners in that neighborhood that have had to replace their frost proof bibs and it doesn't sound like a terribly difficult job. So now that it is likely that the house will be empty for a short while, I will probably try to fix it myself by going thru the sheetrock (no brick repair). I think I will just put up one of those plastic access panels instead of trying to repair the sheetrock. They can be painted and I will have access to the plumbing if need be in the future without tearing up the sheetrock. It will be behind a couch most likely anyway. Thanks for all the suggestions/info.
