Thanks so much. I have a quote from another Allstate agent, but what is off-putting to me is that their proposals are very soft. It includes many disclaimers that the actual costs may be different from what was presented. So I am not sure how to evaluate their submission. But I will give them another look. Of course this might be the norm until I actually apply. However, I want to be careful of why I allow anyone to make an inquiry on my credit right now. I do not want to be dinged for excessive inquiries though I understand insurance related inquiries are "soft" credit inquiries.

What's the point in a quote if it doesn't represent actual cost? There are many companies that can give accurate quotes. Also going around shopping for insurance isn't going to ding your credit. Running around shopping for credit will especially if you keep getting denied.

I would second Matt England. We used him and he was very honest. Came to the house twice and only charged us once. There was an issue that needed to be looked at further before we had him do the full inspection. He's the one that recommended we have it looked at.

My sentiments about the quote; however, my intention is not to cast dispersion on their actual product. I am going to give them a second look. Grateful that I have never suffered being denied. Thanks for your input.

Here's some interesting info about the Breland development company. I'm sure there are 2 sides to the story, and apparently that will be aired in court: Local developer fined for violations - Decatur Daily: Limestone County

That's not going to court.... Breland was fined and agreed to pay the fine and consent with the order. That's it. He's not the first developer to be fined for something like this during development. Site runoff is pretty common and it can be hard to contain and I've seen developers ignore it until their hand is forced to contain and correct it.

If this was anyone other than Louis Breland it would be non-news. Its news because he's a very recognizable name.

Default Fencing - use developer or other contractor?

I hope you all will just hang in in a bit longer. I cannot tell you how helpful you are. I need to make a decision today on whether to ask the builder to fence the lot ($3,500 approx). This was not included in the contract negotiations (sigh). The builder will install pretreated pine which will then have to be stained later to enhance preservation. Is it better for the builder to install as it relates to boundaries, etc.? My preference would be to have someone install a product that I don't have to immediately maintain; however I don't want sticker shock either. Appreciate any insight.
