You're scaring me too!!! I've been watching the housing market online for about a year and am seeing price increases. My dream house hiked 7% and is now off the market. We're looking in the low to mid $300's with approx 1/3 to 1/2 acre, new or near new 4 bed, 3 bath, covered porch with all the gorgeous southern charm amenties like trey ceilings, crown moldings and the to-die-for rounded sitting rooms. We're anticipating to buy this winter in hopes the prices will fall and builders will be more willing to negotiate. Any thoughts or suggestions of where to look is much appreciated.

LynneCA, Since you have plenty of time, just keep your eye on the market. We could have many ups and downs in the market between now and next winter. Yes, inventory spikes in the spring/summer and falls off in the fall/winter. I would visit open houses in new subdivisions to get acquainted with what the builders are offering as "standards". Doing so will enable you to familiarize yourself with the different builders and what to expect as "standard" in your price range. Fall/winter is a great time to buy, for sure Just remember, the on site agents represent the builders so get your OWN agent when you are ready to seriously look. The builders pay the buyers agent so you will have your own representation. Also, be SURE you get copies of the HOA guidelines and restrictions BEFORE signing your offer...if they aren't available, make your contract contingent upon receiving them and approving them. I can't stress how important that is here in Huntsville. Remember, Alabama is a buyer beware state. With proper representation, you will be just fine

Does anyone have any feedback on Randy Hymas? In addition to feedback on quality, I am interested to know if his financial condition would lead him to undercutting his own product.
