Also, the seller can most likely reject the high bid outright or come back with an offer that is significantly more. The starting bid is just a teaser to get people interested in signing up to bid.

That's exactly what I paid in Mid-town Phoenix in late 2010. On a walled 7200 SF lot. 1946 house with a small 400 sf. WFC had loaned on it, in early 2008, based on a 135K appraisal. I lived in it for two years, sold it myself for 46K, and financed the owners at 8%, who paid me off, when they sold their house 8 months later.

That house is in such pitiful shape it can't even be financed...that will have to be a cash buyer. Some investor will pick it up and try to flip it.

I bet Tom Munoz will be all over that one.

Best of luck. it looks like only cosmetic repairs needed. It will probably bid up to 40-50k but that is still a great deal. If it is a homepath property you should JUMP on it!
