So true...I lived in a subdivision in FL that investors bought up a lot of the houses and turned them into rentals. It ruined the subdivision and it got a terrible rep even though most of the renters where OK, it was the few that weren't that caused the problems. Not to mention the horrible colors the investors painted some of the homes since there wasn't any restrictions on colors

Hunter Communities have more deed restrictions than most subdivisions in Huntsville. Cars are only allowed to be parked in the road that run. Hunter Homes wants to give the consumer the option of choosing the ammenities that go in the home rather than forcing the consumer to put them in. They offer the most square footage for the money because a home's value is in the square footage. They have several different communities to choose from so if you don't like the way one looks visit another community and that one may suit your lifestyle and needs. Besides where else would you be able to get a 7 bedroom/4.5 bath home with 3600 sqft for under $1000/month?

True to an extent. The typical buyer will take square footage into consideration, but most will purchase a smaller, higher quality home than a home with a large amount of square footage but not as well built. This is reflected in the market. Hunter Homes are not flying off the shelves, so to speak, and there are a lot of buyers in that price point.

Neither are Ken McDaniel, Covington, Denis Olive, Woodlands, and Adams.... It's the state of housing market now.

Actually where all the builders across the country went down about 20% in sales Hunter Homes actually went up 20%. We closed 602 homes last year and the most that has ever been sold in Huntsville was 300. You can get a 3300 sqft house with 7 bedrooms and 4.5 baths for about $930 a month at the Bristol Creek and Carriage Park Hunter Home subdivisions in Owens Crossroads. Moderator cut: ..

I think Hunter Homes provides a niche product that is reasonably priced and I do very much like their neighborhood restrictions given their price point.

I think 'all' engineers consider price per square foot as one of the best measurements of housing price and given that the ratio of engineers in the Huntsville real estate market is the highest in the nation it is not something to be dismissed.

Nevertheless design, quality, and personal taste will often trump the raw price advantage of Hunter Homes. One of my own pet peeves is that I can't stand a neighborhood where most of the garage doors face the street. Strange to some I know, but it's like the homes want to swallow you up, while all you want to do is get home for dinner.

Now side opening garages likely take larger lots and thus some expense and I have not seen all of the Hunter Homes neighborhoods, but the ones I have seen are not very appealing to my own personal taste.

Kind Regards,
Tim

Just had a storm shelter placed in ground of garage, the storm shelter crew had to call in a plumber to re lay the water pipes from the two bathrooms that had been laid under the concrete foundation. They asked if I was going to sue. I live in a hunter homes subdivision. Just been a nightmare.
