I do know they had to go to the city council and get the city to enforce a noise ordinance with the garbage pick up and cleaning noises over by the PUBLIX. Personally, I would find proximity to a new HS a plus, not a detraction in the least. I don't see how having groceries, shopping and schools accessible is a downer in pricing. For those of us coming from the DC area, having all the shopping, doctors and schools close by is a huge plus. Certainly we weighed those factors in making our final purchase. We bought our new home based on proximity. It's wonderful to pick the child up at school, go to the dentist less than 5 min away (where before it was at least 40 min), and have the child back to school in a timely manner. What a nice change of pace for us!

I have one (hopefully) closing this afternoon that literally borders Bob Jones...their daughter will be able to walk to the high school. That was a huge selling feature for this family. I think it will affect Cambridge more than Whitworth Farms. Cambridge has already had a hit with the "sinking house" (which, FYI Don Kennedy is getting ready to reinforce the foundation and they are going to refurbish the house...will be interesting seeing if they try to sell it, and for how much). There is no buffer between Cambridge and the new school property, and I have had more than a few clients comment in that neighborhood about that. Add to the fact that the $400's and up market is still high on inventory, and I think you will see sellers in Cambridge having to reduced to sell. Also, Barry Phillips is beginning to build a smaller product over there (under 3000 sft), and it has those homeowners up in arms.
Like any house, some buyers will like it, some not. I have one buyer who has completely eliminated Browns Ferry Crossing because of the apartments that will be built at the corner of County Line and Browns Ferry, and the houses they were looking at did not back to that property.
Those houses that do back to the Publix property have been affected, no doubt. One sat and sat on the market last year, it could have been a great deal for someone, but it just sat. It was priced much lower than those properties that did not back right up to the Publix. On the flip, all the buyers I have had that have looked back in Ambergate have loved that the Publix was close enough to walk to. But they don't have to look at it when BBQing on their back deck
One nice thing is that the Publix is curfewed. They cannot do ANY business past certian hours, no deliveries, nothing. So there is not late night noise from the shopping center.

Another reason a house stays on the market for over a year is the market itself had a huge downturn. BUt that's a story for another thread

autobahn, not sure I understand your post. The map looks like it is on the south side of 565. Whitworth Farms is on the North side.

Just us, and it is a highly personal thing - but we ruled out alot of homes that backed up to County Line or the back of a shopping center. I realize for some it is ok but I much prefer to not be near them in my backyard. Also, I don't think we would want to be next to a school. Over the years, knew some valied complaints by parents who lived near the schools. Everything from being asked to have friends' kids dropped off early before school to the traffic. As you said it is a personal thing.And LCTMad late last year even with that sinking house, there was not much negotiating by the house sellers in Cambridge. We wondered about that!

All very valid reasons for not picking a specific neighborhood. I personally do not want my backyard up against a commercial property. We do live off Countyline road and the flight path has not been an issue for us. I would much prefer where we are than, say; having a neighbor who owns a Harley Davision, for example. Many would like to live with absolute quietness, whereas we like a bit of city "sound". As you said, it's a highly personal preference.

There are some very nice neighborhoods off County Line. We made one offer but we never considered a house that backed up directly to County Line or fast food/shopping center. Fortunately for us, there was no deal on that house and we ended up where we are now. It all works out. I like a little quietness and a little "city " noise. A good balance. Wouldn't want to live next to someone with a Harley either but honestly, you never know what you will get! And some of the nicest people own Harleys!!!!!!!

No doubt. Some of my best friends own Harleys. Just don't want to live next to them as they BROOOMMM BROOOOM BROOOMMMM in at night!
