I drove through Lake Forest today just to check out how the neighborhood is developing. There are some VERY nice homes in there!

1. What are the HOA dues? Are they paid based on your home value or what? (There are homes that look to cost from $200K-$800K.)

2. Will that development fill up? There seem to be a whole bunch of lots that are empty after 2 or 3 years of development.

I absolutely loved some of the custom homes, but I'll never be interested in their price tag of over $400K. Some of the lower end homes looked OK, but I'm not too keen on the apartment complex that adjoins the lower end homes.

When we were looking in 2008, we struck it off our list as there were a significant number of foreclosures in there - from the builders and homeowners alike. Also, the traffic off Zierdt and the number of roaming teenagers who literally stood in the middle of the street while we were driving slowly and raised their fists up at us. No kidding - all on a Sunday afternoon. We felt very uncomfortable and never went back. For what it is worth. Maybe things have changed.

If I remember correctly, HOA is about $600/yr out there (Just one set fee, includes access to all Lake Forest community stuff).

It's going to take a while to fill up. There's a BUNCH of lots out there and a LOT of homes for sale right now. Lake Forest is a pretty nice place and is perfect for someone working at the Arsenal. I've shown a ton of homes out there and they're all pretty nice. I'm just not a huge fan of condos/apartments. I know why they built them and it makes sense, it just takes away from the development.
