Hi, I am in the process of purchasing a home. The sellers are going to buy us a home warranty of our choice. Reviews online are variable and seem to be very dependent on region/city/etc, and as with all online reviews they are skewed negatively as people don't review things they like as much as they do ones they dislike.

Has anyone here had experience with a home warranty (not one on a new home from the builder). If so, did you get good service, did they try and hide behind small print? Any other thoughts appreciated!

I always ask for a home warranty at closing, and I have never had any clients that have had issues with their warranties. The most popular are Old Republic and American Home Shield. We mainly use Old Republic.

The most important thing to remember about the warranty is to always call them first. The warranty companies have contracts with different contractors in the area and will usually get one out pretty quickly. Then you just pay the service fee.

It is probably too late now, but I always specify the purchaser's deductible to be no more than $60. The warranties are just like insurance...you can get cheaper cost plans for the seller but the deductible is higher for the purchaser.

Walkies: I would also check the BBB. I just googled "home warranty reviews" and found a few interesting sites. Give that a shot. Quickly read something about a class action suit against AHS. My personal favorite is also Old Republic, but I didn't say that as a Realtor, lol. As LCTMadison stated, make some calls and document who you spoke to. Ask very specific questions. Make sure they DO upgrade HVAC units to 13 seer when they need replacing. Most do, but double check

Thanks LCT and Elizabeth for the answers from the realtors perspective. I have looked at many of the online resources, but can find little that is very local. Am hoping there may be some opinions from local consumers! Anyone? Thanks!

Yes, we got good service.
No, they didn't try to hide behind small print.
It was Old Republic and we got the warranty with the house we purchased. We also continued the policy at renewal time. Still have it.
