I am considering a move to Arab and wanted to see if any Agents here could provide some latest statistics on Arab homes sales since Nov/Dec of '09.

I am specifically looking into 4br / 2ba homes.

Any help would be greatly appreciated.

We don't have any realtor from Arab who post here, but you can find home sales data here

Here's what I quickly pulled up for you:

26 Homes have sold in Arab City since 11/01/09.
Average Price: $115,904
Average Per SQFT: $68.09
Median: $111,450
Low: $37,000
High: $235,000
Average Days on Market: 66

Even though the numbers look low...there are only currently 66 homes for sale in Arab City. Here are the active stats:
Avg Price: $169,906
/Sqft $76.69
Median: $129,700
Low: $39,500
High: $989,000
DOM: 174

Thanks for the help.

Keeper,

I have considered Arab for the school district. I have a 3 month old and this is where my wife and I plan to live for some time. We have family in Guntersville. Much easier to drop off the little one with Grandma when they are just 15min away instead of the 4 hrs they currently are. I am currently located in Atlanta.

My understanding is the North Alabama MLS group (not exactly sure of their official name) does not want members of the general public (with internet connections) to access recent sales data. These data are readily available and could easily be online in graphical and tabularized formats. It's just that they don't want you to have it; they want to keep this information from you; they don't want you to know this information; they want it hidden, undisclosed, secret.

I suppose the reasoning is for this is to prevent you from becoming empowered and it forces you to rely on them. Many other MLS groups across the country don't have this hang up. This group also doesn't want you to see the square footage of homes either. Think about that, they don't want you to know the square footage of a home online. Just recently "out of the kindness of their hearts" they tossed us a bone and voted to make the addresses available online. Gee thanks.

The actual rate is 11% and is in a small portion of Cullman county but has a mailing address of Arab. The extra 3% is the sales tax for Cullman county. There are no businesses in this area

Arab has an 8% sales tax since Marshall county does not have a sales tax.

If you see something you like and want to more about the area let me know. There are not any really 'bad' areas but there are a few streets where the houses are pretty run down.

I am looking into homes in the 200k-350k range. We would prefer at least a 4br 2ba place, full brick with a basement for a man cave.

There is not many, but some seem nicer than others. Most of the homes seem to be north of some golf course, which is probably why they are a bit higher priced because of their close proximity to the course, but I don't golf so that has no weight to our decision making.

A basement is hard to find around here. Pine Lake is a nice area with 5 acre lots. Some homes are on the lake but all have access to the lake and there is a community pool. No speed boats on the lake either. Some homes are older though.
