We have enjoyed living in HSV but we are relocating do to work (military). We have a realtor, but I was wondering about ideas for different avenues to promote our property... besides just the regular MLS stuff. Does anyone have any ideas? Our home is in a great neighborhood within walking distance of the shops at Whitesburg/Airport Rd. Is there any place to list your home so that people moving down for BRAC find it easily... I appreciate any advice.

I'd say link your ad on City-Data Classifieds to this post, so when BRAC people come on line looking for info on Huntsville, they see your ad as well. Just googling Hsv, AL returns CD at number 6. Also, link to your ad on VA, CA, FL, TX, CO forums.

And then there's Craigslist. And then there's Twitter (spread the world around), maybe the the follower of your follower's follower has a friend looking for a house. I mean advertising a house is just like advertising any other sale. You need the word out.

And then that's why you pay your realtor..What ideas does he have?

Are you just hurrying to sell (short time), or has the house been lingering on the market? Pricing (value) properly should do the trick of selling.

I think the best selling scheme for a house is the house itself. I think going the extra mile to make the home appealing will be more effective than any marketing gimmick. Go out for a few hours and then come home with a critical eye, putting yourself in the place of a potential buyer. What do you see that might turn someone off? What little touches might make the house more appealing.

One thing I will recommend is to put a flyer in all your neighbors mailboxes, in case they know someone shopping for a house. That's how we sold our last one.

I definitely agree with the point raised by an earlier poster - if you have a listing agent, they should be pulling all the marketing rabbits out of the hat. If not, there are plenty more realtors out there ...

I would not recommend putting flyers in anyone's mailbox without a stamp. The carrier can report you and there are heavy fines, they might not but I wouldn't take that chance. I knew a landscaper in FL that left 'bills' in the mailbox after he finished working and he was fined $$$$.

You can check postings here and when someone ask about where to look for a house you can DM them your house info.

How many showings have you had in the past two months?


Is it on Valleymls? If not, it better be.

If you are needing/wanting a quick sale, price is always the best way to go. (and truly the only way to go). An agent can pull tricks out of their hat all day long, but buyers make the ultimate decision as to whether your home makes the cut, or not. Homes need to be best in show and priced to the market. Have your agent pull absorption rates in your area and price range then price it according to the market stats in your area.
