So we are moving and I have big doubts about the house selling. We do have some equity in it, so I don't think we will end up owing, but with this market who knows!

No matter how good the realtor is, it does not mean your house will sell in the time frame you're looking at. I have one client who after a year is now on her way to be with her husband who took a job in North Carolina. It took that long for their home to sell.
Some of it just has to do with trends; how many are in foreclosure? how many are wanting to buy brand new vs. previously owned? etc etc
My suggestion is to met with a a few realtors and interview them and go with your gut.
Personally, I wouldn't have even look twice at the home we're currently in if it was not through a realtor.. don't ask why, just how I roll
