I had a 1-BR, with garage, from 2009-2014 at Meadows at Parkwood off of Hoopes. It was under 700 for most of my time there. 860 seems high, but then again perhaps the market has increased to this.

As for snow 8 months of the year, no. However, I noticed today's high in mid-June in Idaho Falls was just 49. Certainly below normal, but I remember a 4th of July , I think in 2010, where the temp failed to reach 55, and was windy. Generally summers are nice in IF, and snowfall is usually a prominent event from early November to late March. Of course, there can be aberrations.

A lot of apartments at Snake River Landing were rented for more. One bedrooms there have gone for over 900. Of course not all apartments include direcTV and WiFi. It is easy enough to find one & two bedrooms under 700

Yup. And they're all brand new, too. A renter is paying for good location as much as anything there; the entire Landing is intended to be a full neighborhood when completed, with all the necessities and a lot of options are within walking distance from a person's home.

Upon further investigation, my apartment at MeadowsatParkwood went from $690 in late 2014 to $780 today. Not unreasonable. Somewhat bothersome, however, is they appear to have quite a few vacancies, not a good sign for a rental market. But good for renters.

I'm sure the new complex at SRL is in direct competition with the east side complexes. But not to worry about the rental market lagging. The same developer is hard at work on their next (larger) project in Ammon. Aside from that, there are several other multi family projects in planning from other developers. If there was reason for real concern, most would pull out from those projects
