Hi all, I purchased a lot in Ammon recently and plan to build in the near future! Can anyone give me a reliable estimate of the per sq ft cost, to build a small residential home (nothing custom), about 1,800 sq ft, excluding the land? Thanks!

Better make sure the CC&R's for that area allow an 1800 sq ft house. I know in my (Ammon) subdivision, they required more square footage than that.

Thanks for the comment, yes I've already checked the CC&Rs for the community, as well as communicated with the city so all is well on those fronts. It would be a single story home, with a basement. Just trying to get an idea of the cost to build without the cost of the land included.

Lots and lots of variables. Example: Basement, slab, or crawl space? Is the lot sloped or flat? If flat, how is the drainage? If sloped, any steep slopes? What is the site access? Do you need to build a long driveway? And it goes on and on.



Here is a site for a cost estimator that can get you in the ballpark:

It will walk you through a lot of options. Be conservative, not optimistic, in your answers; costs are generally higher than you would assume.



Plus right now, house building costs have gone up. Lumber pricing has skyrocketed..... simple 8' 2x4's dropped to $3 a few months ago and are now up in the $7-8 price range in my neck of the woods! Sheet goods just about doubled in just over a month. So the framing materials prices estimates from this calculator will be too low for current conditions. The lumber futures are coming back down, so I hope that 2x4 price will settle down in a couple of months but it won't go back down to $3.



Labor is probably higher too in all parts of the US, as building demand has surged. So again, this calculator's estimate will be low there too.



I would add 10-15% to the cost result to make a stab at being close to what reality is today.
