Dave's experience with the zoning regulations is more up-to-date than mine, but I remember when we bought our 5 acres in 2008 (in a subdivision with 4 5-acre lots in all, and 2 10-acre lots) we were told that future subdivisions in our area would probably not be below 10 acres.

Dave, do you know if the "accessory dwelling unit" includes plumbing? I know we can build a pole barn, sheds, chicken coops, a view tower, a Western town , whatever we want, but we can't dig an additional septic area. We'd love to have a guest cabin with its own bathroom.

Regarding your accessory dwelling unit question, I'm not 100% sure, but the impression I got was that there are no restrictions as far as having plumbing in them. Obviously, you have to have the septic capacity for it, which I assume could either be by building the septic system for the main home large enough to support both, or by putting in a second system.

I think subdivisions can set some of their own rules though, so that might be where your second dwelling restrictions come from.

There is one near our place with homes on 1/2 - 1 acre lots, and this is in an area with 10 acre minimums. That subdivision owns quite a large tract of land that won't be built on and is held in common by their homeowners association. They may have gotten approval for the smaller lots based on having a lower dwellings per acre taking the common land into account.
