The prices seem drastically low.

When you see a house under $10K you are likely to find: a very poor neighborhood; distressed property; "As Is" property, property that needs to be razed. Do NOT buy any house you cannot walk through and also order a house inspection.

Go back and read the rules (Terms of Service) you agree to before you became a member. You may not post links to anything before you have created X posts. I think the number is 10. Also read the real estate rules.

And with any house, be careful of the things you can't see. Lead paint and asbestos come to mind; they cost a lot to mitigate.

Just a guess buy may still have bullet casings in the floor or doorjambs, or chalk outlines on the floor, or perhaps Servpro never made it in after they found BillyJoJimBob in the basement last summer. Seriously, there are some REALLY bad parts of town and they should probably pay you $7000 just to consider buying them. BEWARE!!!

Rockford IL made top 10 list most dangerous cities of population under 200,000. AGAIN Rockford, Ill. - In Photos: America's Most Dangerous Cities - Forbes Good luck with all that.

In April last year Forbes rated Rockford as 3 worst city in United States.

I had a buddy buy a house down south in Lincoln,Il. for 14k and it had several d/c notices on the plumbing, gas fixtures so he those corrected, replaced some window frames and some other minor work and still owns it. It was a fixer upper beyond a doubt but the garage was much newer and pretty nice so it evened out for him I guess.

Used to live in a northern suburb of Rockford and my job caused me to spend most of my time in and around almost every square inch of Rockford.....before you buy ANYTHING go and tour your neighborhood at least late on a Friday night and maybe during a typical Saturday, and make your own opinions. I speak with way too much knowledge that there are probably an extreme amount of places in Rockford where you wouldn't want to live...but...check 'em out yourself...check out the door frames on any of those low cost homes to see how many times they have been kicked in and repaired too..

A $7K house in Rockford is almost certainly going to be in a neighborhood where a) you personally wouldn't want to live, or b) is likely to attract the kind of tenants you don't want to deal with. And I'd bet there's a not-insignificant tax lien on it.
