Be careful using that power washer around windows so as to avoid shooting water inside the house and interior walls.

True. Fortunately, I haven't had this problem with the vinyl siding on my home. I see folks in my subdivision who do, and it annoys me when it's not addressed. Then again, I'm told that I'm very anal retentive when it comes to my home's appearance/maintenance. I just don't understand why more people don't take more pride in their biggest investment.

Can't the homeowners association there put some heat on owners who are falling below an acceptable standard of upkeep and yard maintenance?

Yes, but you wind up trying to appeal to one's sense of community, if that exists. Association covenants/restrictions are generally written by the developers and lack teeth such as fines. So, if the homeowner doesn't acquiesce, then the association if usually left with two options -- sue in court or let the issue die. Most associations don't have the resources to tie up in a lot of litigation, so they usually opt for the latter.

and one cannot force people to buy decent looking cars to park in front of their homes. They have some pretty decrepit and ugly looking vehicles there. Did the Beverly Hillbillies move in?

LOL well said. You're hilarious.

I saw Marilyn Ridge again around 146th west of Hamilton Town Center. It is so cramped with poorly maintained yards, ugly homes, no meaningful yards, all weeds, crowded narrow streets, tiny one car garages, no storage space, and all the earmarks of being a 10 year ghetto. I have seen trailer parks that look much nicer. Put it in the same downhill pot as Brooks Chase.

HUD shouldn't make 30 year loans on that stuff. They are going, going and almost gone.

Yes in the sense that I am helping someone else look for an affordable and decent home to live in.

Can you tell me your friend's price range and what they want (bedrooms, baths, ranch/two-story, etc.)? Perhaps I could suggest some neighborhoods. Feel free to PM if you prefer.
