Hi. I am considering buying a condo in Downtown Indy. I know Mass Avenue is highly desirable and trendy....Can you tell me where else in the downtown area is safe/desirable? From what I gather, east of Meridian is not so hot and even right on that line is kind of sucky. How is the West side of Memorial Plaza/University park. Basically, school me on Downtown Indy in this thread, please.

You have the Old North side, St. Josephs which is in the NE quad. You have West downtown on the Canal and Ransom Place and Lockerbie. Overall Downtown is safe and you shouldn't have any problem. To the south you have is that Fletcher Place just south of the wholesale heading toward Fountain Square? Sure someone will say it if it's not the correct neighborhood. The east you are talking about is Holy Cross just after you leave downtown heading down New York. It's been in gentrification for quite some time. I lived over there right as they were starting right after they built the townhomes at Michigan and Highland across from Tech High School and I never had an issue over there. Used to walk down Michigan to downtown every day without incident and the area is a whole is a lot nicer now than it was all those years ago.

Get a copy of the Urban Times for contact info on the historic neighborhoods. All are fine. More important is the amount of $$ you can spend, the financial stability of the specific development, etc.

If I had unlimited $$, 3 Mass Ave would be at the top of my list. The Stentz building on Penn is second but they have not been able to sell them and financial stability is ??? My other favorite is a townhouse about 1/2 block from me on St. Clair. It was well built and is lovely inside and out. Another one that looks good, 900 block of Alabama has wood issues on the back side. Otherwise it is a great location.

There are several realtors that specialize in the downtown area that can provide lists of available units and previous sales data.

I don't believe you'll find a undesirable area of downtown Indianapolis. Enjoy your search from among many great properties and neighborhoods.

How is the area between N. Delaware Street and N. Alabama Street and Fort Wayne Avenue? Is that considered Old Northside? Or St. Joe's?

3 Mass is excellent. I work a block away from there, and that would be my first choice.

You also have 757 Mass and I forget the name of them, but there are some nice condos on Pennsylvania Ave, just north of Ohio Street. They overlook the park and memorial. Fall Creek Place may also be an option too.
