I am looking at houses online, because I am looking for jobs in Indy. I have never lived in Indy, but grew up at the IL/IN border not far from I-74. I know very general areas of Indy.

I have seen several very attractive looking, recently renovated houses in the neighborhoods immediately west of the state fairgrounds, and south of Butler U. (4000-4300 Carrolton Ave has some of my favorites) Does anyone have any insight into the neighborhoods there, such as crime, noise, walkability, etc.?

Also, my potential job would either be downtown business district or northside near Keystone/465. The commute wouldn't be bad either way, it looks like.

Particularly north of 42nd, that is an area that has seen a lot of new investment. It is not as walkable as some other parts of Indianapolis, but you have the Monon Trail right there to get around by bike if you choose. Commercial development has increased closer to 49th Street, primarily in a walkable fashion.

On paper, sure seems like an area primed to trend upward.

That is ultimately what I am looking for. There are some rather cheap, fully renovated houses on the market right now that won't be so cheap in 5-10 years, I suspect.

Along and south of 38th Street the area can get dicey, but I think north of 38th Street could be a good investment. Like Toxic said, especially north of 42nd St is an area just waiting to take off. There have been a lot of improvements there.
