Are there any mixed used new home developments in Carmel (or nearly new homes - less than 10 years old)? Barring that, are there any developments that are newish that have things like common green space, walking trails, sidewalks, street trees, pool, tennis in them?

Looking for a development that would have smaller homes (under 2K sf, preferably one story) that are near to center of town or shopping/restaurants, with smaller lots and houses fairly close together with a sense of community. @300K-350K.

A townhouse with a garage would also work. I think they Village of West Clay is the idea we are after but way out of our budget.

There are definitely townhomes and mixed use development in Downtown Carmel area. I know some are about 10-12 years old. Some may be newer. I don't know specific community names for the townhomes/condos or cost. I'd look at these cross streets to see the townhomes I'm talking about and you can try to inquire more on name of community, pricing, age, amenities, etc from there.

1) Main St and 4th Ave (Neuman and Alden Way) (Have garages too)
2) Autumn Dr and 3rd Ave (Face City Center Dr and very close to the Paladium, but access from Autumn Dr) (Have garages)
3) The Residences at Carmel City Center: City Center Dr and Rangeline Rd (Some Apartment some condo, but mixed use with restaurants and other below)
4) Guilford Reserve -- Off S Guilford Rd -- Between Carmel Drive and 116th St (Garages, but less other amenities but still close to downtown)

I know there are lots of mixed use apartments in that area, but that's about the extent of condos close to where you requested. Again I don't know price on them, size, amenities, etc but it does get you close to downtown Carmel, the Monon and other features you desire. You probably get more amenities if you are further from downtown like you would at Villages of West Clay, but that means price probably goes up on them.

City Center has all these and good access to the Monon and Carmel Central Park.
